- Revisions in land use and zoning ordinances and regulations offer
exciting opportunities for buyers to place manufactured homes in a number
of settings.
If allowed by local ordinance and/or
landowner covenants, manufactured homes may be placed in traditional
communities and sub-divisions or in many rural settings. But, the time to
check your area’s local regulations is before you buy your
new manufactured home.
Many buyers have their homes placed in
planned manufactured home communities or parks. These residential areas
can offer a number of advantages - including increased security,
well-maintained public features, and sports & recreation facilities.

SITE PREPARATION - Before your home is
delivered, make sure the site has
been properly prepared. Careful attention will help ensure
satisfaction with your home for years to come. Your retailer can
provide you with valuable guidance and assistance in this area.

DELIVERY
- In most instances, your home will be
transported from the factory to the retail sales center.
Your retailer or an
installation contractor will then deliver the home to your site and
install it in accordance with Federal and State installation guidelines.

INSTALLATION
- Once delivered to the customer's site, a manufactured home is placed on
and anchored to a foundation system. Your home's manufacturer will
provide instructions for the proper installation of your new home.
Usually, the retailer or an installation contractor will install your
home. Typically, the price of your home includes installation. You
should receive a written explanation of the installation services from you
retailer or contractor.

OWNER PROTECTION
- Federal and state laws governing the construction, transportation, sales
and installation of manufactured homes offer buyers protection and peace
of mind.
Manufactured homes are the only form of
housing which are warranted by the builder for one full year from defects
in materials and workmanship - at no additional cost to the buyer.
Appliances and certain building materials
also carry specific warranties from their respective manufacturers. Consumers
may also purchase optional extended
warranties covering most areas of a manufactured home’s features and
mechanical systems.
AMHA-member manufacturers, retailers and
suppliers operate under state laws and regulations regarding manufactured
homes and abide by the AMHA Code of Ethics - advocating ethical and fair
business practices.
